The decking, and why nobody can quote it honestly up front

Sheathing is the decking — the plywood or plank your shingles are nailed to. Nobody can see it until the old roof is off, which means any quote that promises a final number before the tear-off is guessing at the one part of the job that genuinely varies.

So we do it the other way round: we state the rate per sheet before we start, photograph every sheet we replace, and show you the pictures. You are never asked to take our word for a number you could not see.

Why that matters to your quote

Nobody can see the decking until the old roof is off, which is why the rate matters more than the estimate. Agreed beforehand, it is a number you can check. Discovered afterwards, it is a number you can only argue about.

The wrong way to handle it — and it happens — is to replace forty sheets, say nothing, and put it on the final invoice as a surprise. Ask any roofer what their decking rate is and how they will show you what they replaced. A company that has a clear answer has done this honestly before.

Porch roofs are their own job

A great many Johnson City houses have a porch roof at a much shallower pitch than the main roof, and shingles on too shallow a pitch is the most common mistake we are called out to fix here. It wants a different material, and it should appear as its own line on the quote rather than being folded in and quietly done wrong.

What we put on the roof

Full tear-off to the deck. Ice-and-water membrane at eaves and valleys, which matters in the older neighborhoods where attics were never insulated with ice damming in mind. Synthetic underlayment. New drip edge. New step and counter flashing at every wall, chimney and dormer — there are a lot of those in the Tree Streets, and reused flashing is the classic corner-cut. Ridge ventilation. Then architectural shingles or metal.

On the older houses, the porch is its own conversation. Many are pitched too shallow for shingles, and putting shingles back on them simply restarts the clock on the same leak. We will price the porch as the different job it is.
