Roof Repair and Leaks in Kingsport, Tennessee
A leak is not always a roof. In Kingsport it is usually flashing, a valley, a boot or ice — and each of those is a repair, not a replacement.

The Kingsport leak list
The older, steeper, more cut-up a roof is, the more places water has to get in that are not the shingles. Kingsport's original neighborhoods are full of exactly that geometry, so the leaks here skew toward details rather than fields:
- Valleys. A steep roof with several gables has a lot of valleys, and every valley is a funnel. If the metal is old, the shingles are cut short, or the valley is packed with leaves, that is your leak.
- Dormer and sidewall flashing. Dormers were fashionable when much of this town was built. Every one of them is a wall meeting a roof, and that joint has to be flashed properly or it will weep.
- Chimney flashing. Same story as anywhere with masonry chimneys, and Kingsport has plenty.

Subdivision roofs have a different problem
Out through Colonial Heights, Preston Forest and the newer builds, the roofs are simpler and the failures are different: builder-grade shingles reaching the end of a twenty-year life all at once, nail pops, and cracked pipe boots. We get on the roof and into the attic if the leak is not obvious from above — a wet rafter tells you where the water is entering far better than a ceiling stain does, because water runs before it drops. We photograph it. Then we quote the fix. If the roof is finished, we will show you why we think so and let you decide without a countdown timer on the price.
