Where Bristol roofs actually leak

After enough years on roofs in one town you stop guessing. The water is almost never coming through the middle of a shingle field. In Bristol it is usually one of four things:

• Chimney and wall flashing. There are a lot of masonry chimneys on the older housing stock in this town, and the step flashing and counter-flashing around them is where age shows first. A stain on a bedroom ceiling near an interior wall is a flashing stain far more often than it is a shingle stain.
• Valleys packed with leaf litter. The wooded lots around Steele Creek and the mature trees through the older neighborhoods fill valleys every fall. Debris holds water against the roof instead of letting it run, and eventually it finds a way under.
• Wind-lifted shingles at the rake and ridge. Valley wind gets under an edge and works it. You often cannot see it from the ground because the shingle drops back down when the wind stops.
• Pipe boots. The rubber collar around a plumbing vent cracks after ten or fifteen years of our sun and our freeze-thaw. It is a cheap part and a common cause of a mystery leak.

Freeze-thaw and the winter leak
