Metal roof on a mountain-style home

Erwin is the seat of Unicoi County, tucked into the Nolichucky River gorge with the Cherokee National Forest on both sides and the mountains right on top of the town. The old Clinchfield rail yard runs through the middle of it, the Erwin National Fish Hatchery sits on the north side, and the Appalachian Trail crosses the river at Chestoa just outside town. I-26 runs the length of the valley with exits 36, 37 and 40 serving the town, which puts Erwin roughly twenty minutes south of Johnson City and about fifty from Bristol.

It is the most hemmed-in place we cover and it has the hardest access. Both of those show up in a roofing quote, and we would rather explain why than pad the number and hope you do not ask.

Storm damage, and what we can and cannot do about your claim

In the gorge the wind does not behave the way it does out on open ground — it comes down the valley and finds the edges. After a storm the useful thing is somebody actually on the roof looking at the rake edges, the ridge and the flashings, rather than an opinion offered from the driveway.

What we will not do, and be wary of any roofer who offers to: contact your carrier to argue the scope, tell you what your policy covers, meet the adjuster as your representative, or promise you an outcome. Negotiating a claim on your behalf is public adjusting, a licensed profession in Tennessee, and a roofing contractor doing it is doing someone else's job. Your deductible is yours to pay, too — anyone offering to waive it, absorb it or discount their invoice to cover it is describing insurance fraud, and it is your name on the claim.

Steep ground, tight access, honest pricing

The gorge shapes every job here. Driveways climb, turnarounds are tight, and a fair number of properties will not take a dump trailer anywhere near the house. Long carries and hand-loading are slow, and a crew that has not looked at the access before quoting will either lose money or find a reason to add to the invoice halfway through. We would rather look, price the access up front and have the number be the number.

The housing runs to two broad types. In town, around Main Avenue and the rail yard, there is older frame stock — steep pitches, plank decking rather than plywood, chimneys that want proper step flashing, and often more than one layer of shingle already up there. Up the hollows and along the river you get newer builds, farm buildings, shops and pole barns, where exposed-fastener metal panel is doing an honest job and standing seam is the upgrade worth discussing on the house itself. Elevation, snow and what nobody can tell you

This is the one place we cover where elevation genuinely changes the engineering conversation, and there is a written reason for it rather than a hunch. The mapped ground snow load used in this part of Tennessee is only valid up to about 2,600 feet. Above that line the standard does not give you a number at all — it asks for a site-specific case study. A good deal of Unicoi County sits above that elevation, and the county publishes no snow load of its own that we have found.

So on a high lot the honest answer is that we ask rather than assume, and metal — which sheds snow instead of holding it — gets a harder look than it would down in the valley.

On the general climate, the nearest long-record station is Tri-Cities Airport, which is fifty miles north at Blountville and is not in a gorge. Its NOAA 1991–2020 normals are 9.2 inches of snow a year, 94.2 nights at or below 32°F and 7.4 days where the high stays at freezing — about 87 freeze-thaw crossings a winter, which is the number that actually wears asphalt out. Erwin's own figures will differ, and we are not going to invent them for you. The National Weather Service office at Morristown puts the regional hail peak in May, tornadoes in April, and damaging straight-line wind in June with a second peak in November, drawn from thirty-nine counties across 1950–1996.
